An agreement for the transfer of a flat by one member of a co-operative housing society to another in Delhi, India. The transferor transfers his right of occupancy, together with his interest and the shares he holds in the society, to the transferee. It covers the price and earnest money, the required consents of the society's board and the Registrar of Co-operative Societies, transfer of the share certificate, delivery of vacant possession on payment of the balance, the flat being taken on an "as is" basis, the transferor's representations as to sole ownership and clear title, apportionment of society dues and transfer fees, income-tax clearance where required, and the parties' remedies (refund, forfeiture or specific performance) if the transfer is not completed.
