Tidier suggestions, downloads in the right format & the agent takes on leases, investments and DPAs

🔧 Improvements

• The agent now drafts and reviews leases, investment documents and data processing agreements, checking each against a playbook of legal standards for that type of document.
• Formatting text inside a suggestion, or typing several paragraphs in a row, now gives you one suggestion rather than several, so you accept or reject the whole passage at once.
• When you ask the agent for a copy of a document, the download button says which format you'll get, and offers both if you didn't specify.
• The template library no longer shows the same template more than once.

🐞 Fixes

• Rejecting a suggestion you have formatted removes the text along with the formatting.
• Template category pages now remember whether you chose list or grid view.
