This Sublease Agreement allows a current tenant (the Sublessor) to rent out a portion or all of their leased property to another individual (the Subtenant). SUBLEASE AGREEMENT
This Sublease Agreement (hereinafter referred to as the "Agreement") was made and becomes effective on [Effective Date] (the “Effective Date”),

PREMISES
The premises that are to be subleased are located at: Address: [Premises Address].
PAYMENT AND COSTS
The monthly rent to be paid is [Monthly Rent]. It is to be paid before the first day of every month, so that the first rent payment is due on [First Rent Payment Date]. The method of payment preferred by both parties is [Payment Method].
LATE PAYMENT
In the event that any rent payment is not made by the 5th day after the due date, the Subtenant shall pay to the Sublessor a late fee of [Late Fee]. This late fee is in addition to any other rights and remedies available to the Sublessor under this Agreement or by law.
UTILITIES
The Subtenant shall be responsible for the payment of all utilities or other charges associated with the Premises.
DEPOSIT
Prior to taking occupancy of the premises, the Subtenant shall pay the Sublessor a security deposit in the amount of [Security Deposit]. The security deposit shall be held by the Sublessor to cover any damages to the premises or breach of the terms of this Agreement. It shall be returned to the Subtenant within [Deposit Return Days] days after the termination of this Agreement, less any deductions for damages or outstanding rent.
INSURANCE
The Subtenant shall be required to obtain and maintain renter's insurance for the duration of the sublease term. The insurance policy shall meet the minimum coverage requirements as specified by the Sublessor's original lease.
TERM
This Agreement shall commence on [Commencement Date] and terminate on [Termination Date].
TERMINATION
This Agreement may be terminated under the following conditions:
Either party may terminate this Agreement by providing written notice to the other party [Notice Period Days] days prior to the desired termination date.
In the event of a breach of this Agreement by either party, the non-breaching party may terminate this Agreement immediately by providing written notice to the breaching party.
DISPUTE RESOLUTION
Any dispute or disagreement arising out of or relating to this Agreement shall be resolved through Arbitration/Mediation/Negotiation (choose one) in accordance with the laws of [Governing Law]. The prevailing party shall be entitled to recover reasonable attorney fees and costs incurred in connection with the dispute resolution.
GOVERNING LAW

SEVERABILITY
If any provision of this Agreement is held to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect.

This Agreement constitutes the entire agreement between the Parties and supersedes any prior understandings or agreements, whether written or oral, relating to the subject matter hereof.
AMENDMENTS
Any amendments or modifications to this Agreement must be made in writing and signed by both Parties.
